Timonium Real Estate Revitalized by Father-Son Duo

Timonium, MD – In the heart of Timonium, Maryland, a father-son team is transforming a mid-century home, breathing new life into the neighborhood. Tom Kane, a seasoned real estate investor, and his son TJ Kane are flipping a 1,332-square-foot ranch built in 1958. What drew them to this property? For Tom, who lives just a mile away, it’s all about location. “I know the area really well,” Tom says. “It’s a great school district, an in-demand area, and ranchers are especially popular here.”

Breathing New Life into a Mid-Century Rancher

This property stands out with a 4th bedroom—a rare find in an area where most homes have three. “That extra bedroom gave us an edge in the market,” TJ explains. Tom’s experience in the Timonium real estate sector is clear, as this marks his 4th rancher renovation in the past five years and the 8th flip in the 21093 area. “We know what we’re looking for here,” TJ adds. “In many ways, we’re bullish on this area.”

The total renovation plans include but are not limited to fully redoing two bathrooms, landscaping to address a large tree on the home, and refining the hardwood floors. The pair also has an innovative idea to open up the kitchen, complete with a unique 6-foot island that overhangs the stairwell. They’re steering clear of the common white shaker cabinets to make the home stand out. “Crossing a certain price threshold means it needs to reflect the value and not just be the same old thing,” says TJ, who is also an active realtor in the area. “It has to look fresh and appeal to buyers.” 

Dominion Financial: A Key Lending Partner

Dominion Financial played a crucial role in funding the duo’s Timonium real estate project. “We prefer working with local lenders who understand the area,” Tom explains. Accordingly, they partnered with Dominion for a Fix & Flip loan that covered 90% of the total project cost—$250,000 for acquisition and $120,000 for renovations, totaling $370,000. Tom’s Loan Officer, Craig Fuhr, noted, “Tom and TJ came to us with the deal on Monday, and by Friday we were closing.” Thus, Dominion’s fast, reliable funding and deep local knowledge provided the boost they needed to start immediately. Equally important, “Dominion knew the area and shared our commitment to quick closings, which was crucial,” Tom adds.

Dominion’s local expertise and personalized financing solutions allow experienced investors like Tom to take on projects with minimal out-of-pocket expenses, an advantage for those managing multiple flips and looking to scale. “I haven’t heard of other lenders offering up to 100% for both acquisition and rehab at 70% ARV,” says Fuhr, who met Tom several years ago through a Baltimore-based REI Mastermind Group. “Investors like Tom, with his level of experience, are our ideal borrowers. He fit right into our standard terms, and the underwriting process reflected that.”

This renovation isn’t just about flipping a single home; it’s about enhancing the neighborhood and Timonium real estate. “We’re reaffirming that this zip code drives desirability,” TJ states. “The schools are good, and people stay here for a long time. It’s an area where people are willing to pay for convenience.” The father and son’s project is more than just a renovation—it’s an investment in the future of Timonium, the community they call home. The project contributes to property values and improving the neighborhood’s housing stock.

Tom’s journey as a real estate investor is grounded in valuable, hard-earned lessons. “I did three rehabs in my first year, lost money on two of them, but cleared $115k on the fourth one and nearly paid off my mortgage,” he recalls. That success marked a turning point, igniting his passion for real estate. Now, with his sons by his side, Kane Family Investments (KFI) is set for continued growth and success.

TJ adds, “Growing up, I hated going to Home Depot, measuring things, and dealing with contractors. It wasn’t until I took a gap year in college, and my dad asked how much money I had saved up, that I started to see the potential in real estate investing.”

The duo’s target buyers for this home are likely move-up families or empty nesters looking for single-level living. Whether it’s young families planning for kids or empty nesters seeking comfort and convenience, this project is designed to meet the needs of modern families.
